The Yakima real estate market saw a big surge in April, marking one of the most active months in over 25 years. According to Cory Bemis, owner of Yakima’s John L. Scott Real Estate 179 homes were sold last month, representing a 30.7% increase from the 137 homes sold in April 2025. This surge brings the total homes sold so far this year to 517.

THE STRONGEST APRIL IN YEARS

Bemis says April 2026 could be the strongest April in more than two decades for Yakima. In fact, the 179 homes sold in Yakima last month is the highest April total ever recorded in the area. For prospective homeowners, the market has become more costly, with the average home price in Yakima rising over 6% since last year to $382,500.

ARE YOU LOOKING FOR A LOAN?

Mortgage rates as of May 11th are averaging 6.49% for a 30-year fixed-rate mortgage, according to MortgageNewsDaily.com. This rate is slightly higher than last month’s average of 6.39% but remains 0.40% lower than the rate a year ago.
Looking back at historical data, Bemis says the 2006 housing bubble saw 177 homes sold in April, and the COVID-19 pandemic peak in 2022 recorded 168 sales. Over the past decade, the average number of homes sold in April has been around 140.

PRICE JUMPS THIS SPRING

Along with increased sales both average and median sales prices jumped significantly compared to April 2025—up 20% and 15%, respectively. For the year to date, at the end of April, the average and median sales prices have increased by 6% and 5% when compared to last year.

LISTING AND SALES UP

Bemis say the months of March and April have been strong for real estate activity in Yakima. Although projected sales for May are slightly down—about 4% fewer pending sales compared to last year—active listings are up 20% from April 2025, giving buyers more options.
Meanwhile, sellers are enjoying higher prices than ever before.
Bemis expects steady growth in real estate activity over the coming months, provided interest rates remain around the mid-6% range.
